These terms govern the use of the investbysea.com website. By using the site you accept them. If you do not accept them, please do not use the site.

What this site is

It is an information website. It gathers property listings in Montenegro in one place, explains how buying there works, and offers a consultation and help with choosing. We help you get your bearings and, when you are seriously interested, put you in touch with the estate agency selling the property.

What this site is not

  • We are not an estate agency and we are not a party to your purchase. Viewings, reservation and purchase contracts, land registry entries and the transfer of money all happen between you, the seller and the seller's agency or lawyer.
  • We are not investment or tax advisers. Nothing on this site — including anything about yields, costs or price growth — is investment, legal or tax advice, and none of it is a recommendation to buy a particular property. Take professional advice before you decide.
  • We are not a bank or a credit intermediary. For financing and legal checks we can introduce you to people who do that work; the service itself is theirs, provided on their own responsibility under their own agreement with you.

Information about properties

The listings in the catalogue come from a partner estate agency's data and are refreshed once a day. The texts and photographs are the seller's or their agency's; we have not seen most of these properties ourselves.

A few things follow from that, and it is fair to say them upfront: a price, floor area or room count may be inaccurate or out of date, a property may have been sold or reserved in the meantime, and prices are indicative. A published listing is not an offer to conclude a contract and not a public promise — it is an invitation to ask. Only what a signed contract with the seller says is binding.

Descriptions are translated into Slovak and English by machine. Where a translation differs from the original, the seller's own wording prevails.

Our services

What we ourselves provide is described on How it works and How we can help. The free fifteen-minute consultation is without obligation on either side. The scope, price and terms of any paid service are agreed with you individually and in advance, in writing or by e-mail, before work on it begins — the texts on this site describe a service, they are not a binding offer.

If you are a consumer, your rights under consumer law are not affected by these terms.

Using the site

You are free to browse the site and to use its content for your own purposes. You may not harvest the catalogue automatically and redistribute it, use the contact form to send unsolicited messages, or interfere with how the site runs or with its security.

Intellectual property

The texts, structure and design of the site belong to the operator. Property photographs and descriptions belong to the sellers, or to the partner estate agency, and are published here for the purpose of offering those properties. They may not be reused without the rights holder's permission.

Liability

The site is provided as it is. We work to keep it accurate and available, but we cannot guarantee that it is free of errors or continuously accessible. To the extent the law permits, we are not liable for loss arising from a decision made on the basis of information on this site, nor for the content of third-party sites we link to. This does not affect liability for damage caused intentionally or by gross negligence, or for damage to health.

Disputes

These terms are governed by the law of the Slovak Republic, and the courts of the Slovak Republic have jurisdiction over them. If you are a consumer and are not satisfied with how we handled your complaint, you have the right to turn to an alternative dispute resolution body — in most cases the Slovak Trade Inspection (soi.sk).

Changes to these terms

We may change these terms; a new version applies from the day it is published on this page. A service already agreed and under way is governed by the version in effect when it was agreed.
