How InvestBySea came about
My name is Marek Šimo and I have spent more than 10 years working in accounting, tax, finance and business.
So I did not come to property abroad as an estate agent, and I do not feel like one either. I started looking into it simply because I wanted to buy a place by the sea for myself — and above all because I did not want to buy a pig in a poke, or an overpriced property that would only be a burden in the end. The care I bring to accounting and tax carried over into this without my having to think about it.
Step by step I compared countries, locations, prices, financing and rental options — and viewed dozens of properties in person, mainly in Croatia and Montenegro.
A good listing need not mean a good property
The photographs do not show you the noisy road under the balcony, the half-built block next door, the unpleasant hill on the way back from the beach, or the fact that a location which looks excellent on a map simply does not suit you once you are standing in it.
The opposite is true as well. Sometimes a listing does not stand out online at all, and then starts to make far more sense after a visit in person.
And since numbers are what I do professionally, the investment side naturally began to interest me too.

- What are the running costs? Can the purchase be financed with a mortgage at a local bank?
- Will the property be sensible to sell again in a few years? And does the location still have room to grow?
What began as a search for a place of my own gradually turned into InvestBySea.
What I want to do a little differently
I do not want to build InvestBySea on a handful of developments that need selling. I want the range to be wide enough that a client can choose by their budget, by how they intend to use the place, and by their own priorities.
